1. Review of the contract and negotiate any changes;
2. Review any issues brought forth during the home inspection by the purchaser and address strategy for response;
3. Order and review survey of property, if required;
4. Coordinate with the client and/or lender to obtain payoffs and releases to clear title in advance of the closing;
5. Coordinate with the housing or condominium association to obtain appropriate 765 ILCS 605/22.1 disclosures
6. Monitor contingency deadlines set forth in the contract and send notices requesting extensions of deadlines, or cancellation of the contract, if necessary;
7. Order the title commitment, assessment letters and sanitary district letters, zoning, water and other required municipal certifications as apply to your particular transaction;
8. Prepare all Seller documents necessary for the closing;
9. Schedule and attend the closing.
